Performed a heating maintenance 2020 comfort pro. Cleaned and Adjust Burners. Check Combustion Air for Proper Venting. Examine the Heat Exchanger for Damage / Corrosion. Test Furnace Safety Controls. Inspect Gas Piping. Tighten Electrical Connections. Measure the Voltage and Amperage. Flush the Condensate Drains. Measure Tempurature Difference between Supply and Return Air. Vacuum Furnace Return Grille. Adjust Gas Pressure & Pilot. Clean in-place Blower Compartment. Inspect Blower Wheel for Proper Balance. Check the System's Static Pressures to Ensure Proper Airflow. Inspect Duct Connections for Air Leaks / Sizing / Insulation. Check all System Safety and Limit Switches. Clean Flame Sensor. Inspect Carbon Monoxide Detector. Check Thermostat for Proper Operation / Calibration. Filters where not changed this visit. System was fully operational on time of departure.

Arrived on site to perform heating tune up on a 1 year old unit. Client stated no issue as he just started using heater. Cycled on and is operational. Filter was supplied and replaced. Inspected blower compartment and electrical. Blower wheel is good. Motor is in range. Inducer motor is good and in range. All safety switches are operational. Flame sensor and igniter good. Drain lines are good and clear at this time. Temperature rise is good and in range. Found no protection on unit and recommended adding to protect from electrical surge and power outages. Cycled unit to ensure system operating. Wet over how unit is running and it’s condition. Client is aware he did declined recommendation at this time. Unit is operational upon departure.

System totals out $15,805 - Client is only liable for the payment of $12,805 as Tech Clean California Rebate covers remaining $3,000 balance. Arrived on site to diagnose a no cooling 1999 trane unit. Client stated unit just dose not cool. Cycled unit and found no air flow. Condenser did not turn on as well. Checked for power and all way not going outside. Checked electrical compartment on furnace and fan motor did not turn on in heating and cooling. Advised client borad was bad and should be replaced. Transformer was bad as well. Client wanted to bandaid the unit and do minimum repairs to get unit to turn on. Advised of other concerns due to age of unit. Replaced board and fan motor was operational and furnace worked and sent power now. Condenser was still not operating. Found thermostat wires chewed up inside of home. Due to in the wall would have to run new wires in wall to outdoor unit. Advised client of other issues happening as it will be a extra cost as issues keep happening. Advised now is the time to consider full system replacement due to the age, condition, repairs needed, as well as r-22 refrigerant , old heat exc

Replaced furnace fresh intake air orifice

Tested the furnace for operation and monitored ignition. Measured outlet gas pressure and this was good. Called Bobby at tech support and advised me to replace the intake air orifice. Ordered with rain at Acpro Temecula.

Installed all parts and their warranty for one year. Search protectors on indoor and outdoor unit were installed. Flame sensor and catalyst we’re also installed. Catalyst needs to be swapped every 1-2 years. Upon departure system is fully operational

Performed furnace maintenance on 2001 American standard heater. Upon arrival homeowner stated that system has been working properly and has had no issues. During the safety inspection I did come across multiple points of concerns that were addressed with Kim. 1. Flame sensor was heavily oxidized and can cause failure on ignition if this worsen. 2. System is not equipped with surge protection in the case of a power outage thunderstorm etc. 3. heat exchanger Has severe corrosion and hotspots at this time there are no cracks present although can change in a year due to the high temperatures this heater is running at. 4. Static pressure was 0.90 which is extremely restrictive 5. Gas line was not equipped with drip leg 6. Arrived on site to perform spring tune ups on a 2017 Goodman unit. Condenser located in back yard. Furnace located in garage. Client stated no issues. Cycled unit and was cooling. Washed condenser coil inside and out. Primary board was good. Secondary motor controls is good and in range. Compressor start and run amps both good. Fan motor was good and in range in amps. Checked refrigerant pressure and are good and cooling home at 22 degrees. No protection on high efficient communicating systems. Inspected unit before unit. And found filter dirty and replaced. Blower assembly is good and motor is good. Evaporator coil good drain lines are draining. No protection on unit. Recommend adding surge protectors on unit to protect units from electrical surges and power outages that can damage or even shot out systems or components. AC Maintenance, upon arrival system working and operational. I began at the outdoor condenser, took system panels off and cleaned condenser coil, system was heavily impacted with dirt and debris. Inspected fan motor for leakage or play, cleaned electrical compartment, checked and tightened connections. Tested system amperage and refrigeration level, all functioning properly. Tightened indoor furnaces electrical components and connections. Swapped filter customer had on hand, inspected safety switch and condensate lines. Checked blower compartment for dirt and debris, checked blower motor for oil leakage. Recommended outdoor surge protection on unit. Upon departure system is functioning and operational

Adjusted the return grille fines to reduce the vibration of airflow passing over the metal.

Tested cooling system and performed tune up. Replaced filter. Recorded temperatures and measured voltages and motor loads. Tested controls and verified charge. Cleaned inside condenser and washed coils.
